Four Seasons Mykonos Is Open: Inside the Kalo Livadi Debut

Greece has never lacked for glamour, but until last week it lacked a Four Seasons resort you could reach barefoot. That changed on June 26, when Four Seasons Resort Mykonos welcomed its first guests on the slope above Kalo Livadi Bay: 94 rooms, suites, and villas, every single one facing the open Aegean.
It is the brand's first resort on a Greek island. Four Seasons arrived in Greece in 2019 with Astir Palace on the Athens Riviera, and that hotel quickly became one of the toughest summer bookings in Europe. Mykonos is the follow-up, built from the ground up with Blue Iris Investments rather than converted from an older property, which on a Greek island is rare, expensive, and visible in every sightline.
Haus Travel has been planning Greece for clients since 1975, and our read is simple: this opening resets the top of the Mykonos market overnight. Here is what matters before the best dates disappear.
Where it sits: Kalo Livadi, the quiet side of a loud island
Kalo Livadi is a long, sandy bay on the southeast coast, about 20 minutes by car from Mykonos Town. It has always been the grown-up alternative to the Psarou and Paradise Beach scene: good swimming, a handful of beach restaurants, far less noise. The resort steps down the hillside above the bay in classic Cycladic fashion, whitewashed volumes, hidden courtyards, stone paths.
The architecture is by Nicos Valsamakis, one of Greece's most celebrated modernists, with interiors by Wimberly Interiors. The result reads more like a private Cycladic village than a resort, which is exactly the point.
What's notable
Every key faces the sea. All 94 rooms, suites, and villas look at open water. There is no garden-view consolation category, which is almost unheard of at this scale.
Ten restaurants and lounges. Álef handles the Mediterranean grill, Corbu does coastal Italian, Kafeneo is a polished take on the traditional Greek coffee house, and The Beach covers daytime cocktails and long lunches.
A serious spa for Mykonos. Seven treatment rooms including a couples suite, an outdoor treatment pavilion, sauna, steam, and a juice bar on the terrace. Most Mykonos hotels treat wellness as an afterthought; this one does not.
Suites with plunge pools, villas with real pools. Suites separate living and sleeping and add furnished terraces with plunge pools; the two- and three-bedroom villas bring full living and dining rooms and private swimming pools.
Two outdoor pools plus the bay. An infinity main pool hangs over the Aegean, with a second, quieter pool and the sand of Kalo Livadi below.
Seasonal operation. The resort runs early May through mid-October, then closes for the winter like most of the island.
Why it matters
Until now, the top of the Mykonos market belonged to villa rentals and boutique hotels: Bill & Coo, Kensho, Cali, Santa Marina. Excellent properties, but small ones, and none with the service depth or the global booking machine of a Four Seasons.
The debut also confirms where Greece is heading. Rosewood opens on Crete this summer, One&Only landed on Kéa in 2024, and the flagged luxury brands that once treated the islands as too seasonal are now committing. For travelers, that means more real inventory at the true luxury tier. It also means the best weeks will sell out earlier every year, the way they already do in the Maldives and St. Barts.
Cost and booking window
Opening-season rates start under $900 a night in the May and October shoulders and climb well past $2,000 for entry-level rooms in July and August. Suites with plunge pools and the multi-bedroom villas run to multiples of that, and peak weeks carry minimum-stay requirements. This is Mykonos; nobody is pretending otherwise.
Two windows matter. For 2026, there is still scattered space in September and early October, which happen to be the best-value weeks on the island: warm sea, thinner crowds, softer rates. For July and August 2027, plan to commit by early winter, because a 94-key hotel where every room faces the water will not have a slow season.
As a Four Seasons Preferred Partner agency, we book the same rates you see on the hotel's own site and add daily breakfast for two, a $100 property credit, and priority for upgrades. On a five-night stay that package is worth several hundred dollars, at zero extra cost.
From Oklahoma City, the routing is easier than most people expect: OKC to DFW, American's seasonal nonstop from DFW to Athens, then a 35-minute hop to Mykonos on Aegean or Sky Express. If your connection is tight, position a night in Athens and fly over rested.
What to ask before you book
Which suite categories have the plunge pool on your dates, and what the upgrade gap actually costs. The categories are not priced evenly.
What the minimum stay is for your week. Peak-summer dates often require three to four nights.
How you want to balance Kalo Livadi calm against Mykonos Town energy, and whether you need a car and driver arranged for evenings out.
Whether to connect same-day through Athens or overnight there. An Athens night often makes the whole trip better.
What Preferred Partner amenities apply to your stay, and whether one villa makes more sense than two suites for a family or group.
How Haus Travel can help
We book Four Seasons properties through the Preferred Partner program, which means hotel-direct rates plus amenities the website will not give you, and we know which room categories at a brand-new hotel are worth the jump. We will also tell you honestly whether Mykonos is your island at all; for some travelers the answer is Sifnos or Milos, and we would rather match you right than book you loud.
If Mykonos 2026 or 2027 is on your list, email blake@haus-travel.com or call the office and we will build the routing, the room strategy, and the dinner reservations around your dates.
